A business owners policy (BOP) bundles the insurance a gym usually needs into one policy: general liability, professional liability, property coverage for your equipment, and business income. With Gym Insurance by PushPress, the liability package starts at $56/mo. Property and business income are added on top, and that makes it a Gym BOP, from $80/mo.

If your lease is the reason you're here, the lease section goes through the requirements landlords usually ask for.

What's included in a Gym BOP

A Gym BOP has four parts. Here's what each one pays for.

General liability

General liability covers injury claims against your gym and damage to a guest's belongings. If a visitor trips over a plate left on the floor and sues, general liability pays for your legal defense and any settlement. More on how gym liability works.

Professional liability

Professional liability covers claims about your coaching. If a client says your programming or cueing caused their injury, professional liability covers the claim. Every policy we write includes it with general liability. See professional liability for gyms.

Business personal property

Business personal property covers the things you own inside your space, like rigs, racks, plates, cardio machines, flooring, mirrors and the computer at the front desk. If they're damaged by fire, theft, a burst pipe, wind or hail, the policy pays to repair or replace them at replacement cost, which is what it costs to buy them new. Theft has a higher deductible than other property claims. More on insuring gym equipment.

Business income and extra expense

Business income covers the revenue you lose if a covered loss forces you to close, along with extra costs to reopen sooner. For example, if a pipe bursts and your flooring has to be replaced, business income covers your lost income for the weeks you're closed, up to the limit and restoration period on your policy.

Business income only applies when the damage itself is covered, so a closure caused by a flood or an equipment breakdown wouldn't qualify.

What a Gym BOP covers, at a glance

Covered
✓Injury claims from members and guests, and your legal defense
✓Claims that your coaching or programming caused an injury
✓Your equipment after fire, theft, wind or hail
✓Water damage from a burst pipe, and sewer or drain backup not caused by a flood
✓Lost income while a covered loss keeps you closed
Not covered
✕Flood, including storm surge and rising water, which needs a separate flood policy
✕Earthquake and other earth movement, such as a landslide
✕Equipment breakdown, which goes to the manufacturer (a fire the breakdown causes is covered)
✕The building itself

What your lease will ask for

Most commercial leases list the property insurance a tenant has to carry. These are the requirements gym owners send us most often, and whether a Gym BOP meets them.

What the lease says Gym BOP
"Contents at replacement cost" Yes. Your equipment and furnishings are valued at replacement cost.
"Special Form" or "all-risk" Yes. Property is written on a Special Form, which covers any direct physical loss unless the policy excludes or limits it.
"Business income and extra expense" Yes, it's included with property. If the lease requires 12 months, email us at support@gyminsurance.com and we'll add a 12-month period of restoration.
"No coinsurance" Yes. Our policies don't have a coinsurance percentage.
"Landlord named as additional insured" Yes, at no charge. Your landlord is added to your general liability and listed on your certificate of insurance.
"Insure the building" No. The policy covers what's inside your space. Your landlord normally insures the building.

If your lease has a requirement that isn't listed here, send it to us before you sign and we'll tell you whether the policy meets it.

Gym Liability package or the full Gym BOP

Every policy starts with general liability, and professional liability is always included with it. Property and business income are only available as part of the Gym BOP.

Who should get a Gym BOP?

A Gym BOP makes sense if you own equipment you couldn't afford to replace out of pocket, or if your lease requires property or business income coverage. That's true for most CrossFit boxes, martial arts schools, boxing gyms, jiu-jitsu academies, and pilates and yoga studios.

If you own very little equipment and your lease doesn't require property coverage, the Gym Liability package on its own may be enough.

Gym BOP FAQs

What is a business owners policy for a gym?

A business owners policy (BOP) for a gym combines general liability, professional liability, property coverage for your equipment, and business income in one policy. All four renew on the same date.

How much does a business owners policy for a gym cost?

The Gym Liability package starts at $56/mo. A Gym BOP, with property and business income added, starts at $80/mo, and the price depends on what your equipment is worth and how much income you insure. Your quote shows the exact price and takes about five minutes. See what gyms typically pay by gym type.

Can I buy gym liability insurance without property coverage?

Yes. You can buy the Gym Liability package, which is general and professional liability, without property and insure your equipment elsewhere. Fire, wind and hail damage to your equipment is covered under property, so a liability-only policy won't pay for it. Property and professional liability can't be bought on their own. Every policy includes general liability.

Does a Gym BOP cover the building?

No. A Gym BOP covers what's inside your space, not the building. If you lease, your landlord normally insures the building. If you own it, you'll need a separate policy for the structure from a provider that insures buildings, and you can keep your gym's liability and contents with us.

Is there a coinsurance penalty if my property limit is too low?

No. Our policies don't have a coinsurance percentage. If your property limit ends up lower than the value of everything you own, a covered loss is still paid up to your limit, minus your deductible. We still recommend setting your limit close to what it would cost to replace your equipment, since that's the most the policy will pay.

Can I get 12 months of business income coverage for my lease?

Yes. If your lease requires 12 months of business income, email us at support@gyminsurance.com and we'll add a 12-month period of restoration to your policy.

Does a Gym BOP cover a burst pipe or sewer backup?

Yes. Water damage to your equipment and contents from a pipe or appliance that suddenly breaks is covered. Sewer and drain backup is covered too, unless a flood caused it. Damage from a slow leak over several weeks isn't covered.

Does a BOP cover gym equipment that breaks down?

No. If a treadmill motor burns out or a rower stops working, that's an equipment breakdown, and you'd go to the manufacturer for the repair. If the breakdown damages something else, like a fire from a faulty machine or water from a cracked water heater, that damage is covered.
